Our Services to Landlords

The Total Letting Service can provide a wide range of services and, as an independent landlords specialist Letting Agent, we can also provide a “bespoke” service.

The services we provide range from Introduction only through to a Full Management service which includes property management.

The Total Letting Service can provide:

FIND TENANT ONLY SERVICE

FEE: 75% of 1 Months Rent Plus VAT

This will Include:

  • Initial visit to the apartment to confirm potential rental valuation and any areas which may need attention prior to a tenancy
  • Ensure prior to marketing we have the EPC
  • Prepare property details for the property portals ( Rightmove , Zoopla,Primelocation & OntheMarket)
  • Qualify all enquiries to ensure potential applicant is suitable ( Full time employment , no pets , non-smoker , no benefits etc)
  • Accompany all viewings
  • Once potential Tenant found discuss the application with you prior to proceeding with references , we use an outside reference company called Homelet
  • Once final report received , confirm the result with you
  • Arrange move in date with potential tenant and confirm deposit and rent required prior to move in date
  • Arrange the Tenancy agreement , forward to you for signing prior to the start
  • Arrange and draw up the inventory / schedule of condition – if required at an additional fee ( 12% of the monthly rent received)
  • Receive the first month’s rent and deposit
  • Register the deposit with The Dispute Service scheme
  • On the day of the sign up , go through all the paperwork , complete the Right to Rent checks, issue all certificates (EPC etc)

FIND TENANT ONLY SERVICE PLUS RENT PROCESSING SERVICE

FEES: 6% of Monthly Rent plus:

  • Administration Fee @ £240.00 including VAT –
    this covers advertising, viewings, all related administration required to prepare for the Tenancy
  • Tenancy agreement @ £132 including VAT
  • Registering the deposit with an approved scheme @ £30 plus VAT

This combines with the above Find Tenant Only Service. As Landlord the day to day management remains with you.

This will include:

  • All the features of the Find Only Tenant Service (above) plus:
  • We process the monthly rent from Tenant on your behalf
  • Forward a monthly statement of account

FULL MANAGEMENT SERVICE

Our fully managed service – where you leave the whole process to us and we look after your interests to save you time.

FEES: 10% per calendar month plus vat = 12% of the monthly rent plus:

  • Set Up Fee @ £300 incl. VAT – this includes the Tenancy agreement and registering the deposit
  • Inventory / Schedule of Condition @ 12% of the monthly rent achieved
  • Check in @ £75 incl. VAT
  • Check out @ £100 incl. VAT

This will Include:

  • Receive the first month’s rent and deposit
  • Register the deposit with The Dispute Service scheme

  • Accompany the tenant to the apartment and complete the check in , take meter readings and agree the inventory
  • Notify all utility companies , council Tax of final meters and new bill payers details
  • Arrange all final bills for the void period to be sent to the office for checking and payment from rent
  • Routine Visits will vary between 3 – 6 months depending on the schedule of visits for the area and condition of property at our visit
  • Emergency Maintenance – provide 24 hours / 7 days a week over
  • General Maintenance – notify Landlord, arrange contractor and liaise with Tenant
  • Organise annual landlord gas safety inspection
  • Check contractors invoice when received and process for payment from next rent received I confirm we do not add any admin fees to contractors invoices
  • Deal with any day to day issues relating to the Tenancy
  • At The end of the tenancy,
  • Serve notice for possession of property
  • Receive notice from tenant and deal with all the move out procedures
  • Check out the property once keys returned
  • Report to Landlord once check out complete
  • Notify utility companies of forwarding address of tenant and put account back into your name c/o The Total Letting Service

We are members of the Tenancy Deposit Scheme which is a government approved tenancy deposit protection scheme in England and Wales operated by The Dispute Service Ltd.

The Housing Act 2004 requires landlords and letting agents to protect deposits on assured shorthold tenancies in a recognised scheme. The Dispute Service Ltd. provide insurance backed tenancy deposit protection with free, impartial dispute resolution for when disagreements arise over how the money is divided.

TDS is the only not for profit scheme, and they use their surpluses to continue improving their already multi-award winning service. Their awards and certifications include;

  • Review rent in accordance with current prevailing market condition and advise the landlord
  • Negotiate with tenant
  • Direct tenant to make payment change as appropriate
  • Update the tenancy agreement
  • Serve Section 13 Notice if tenancy is on a rolling monthly basis

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

  • Unprotect security deposit
  • Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items
