Information for tenants

The Total Letting Service is an Independent Letting agent who specialize in bringing quality properties to the market.

Choosing your new home is important and exciting however this is a decision which needs to be taken after careful consideration as you are about to enter into a legally binding contract with the Landlord for a fixed term.

When deciding to rent, it is important to consider the following points prior to beginning the search for a new home.

  • What size pro perty are you considering
  • Can you afford the Rent? Most reference companies work on a 2.5 ratio of salary to rent pcm. [Explanation]
    Explanation
    The Total Letting Service use an outside reference agency and therefore the application form completed is processed by the Reference Agency, who will check the various credit registers to ensure there are no county court judgements or bankruptcy orders proceeding against the named individual. Once all the credit searches and verification of the information submitted has been received The Total Letting Service will receive a report confirming if the application has been successful or not. Until the reference report has been received and is satisfactory the property is LET SUBJECT TO REFERENCES.
  • Utility bills will be payable by you - remember to budget for these in your calculations [Explanation]
    Explanation
    Council Tax, Gas, Water, Electric will all be the responsibility of the Tenants and will vary according to the size of property chosen.
  • If you are considering sharing, remember all tenants will be jointly and severally liable. [Explanation]
    Explanation
    House Sharing appeals to many prospective tenants, as it allows you to spread the cost of the rent & bills etc however it is important to remember that once a tenancy is signed , it becomes a legally binding document which commits all the signed parties to the term of the tenancy.

    Example
    Should one of the sharers/ Tenants not contribute to the rent , bills etc then the rent will still be due and it will be the other sharers who will have to make up any shortfall.

    Should a Tenant decide to leave , another replacement person cannot be moved in without the Landlords approval. Further credit references may be required (depending on the individual agent/Landlord).

    The Golden Rule for Sharers "Remember if it goes wrong , you will all still be liable as individuals to pay the rent etc."

Once the above decisions have been made it is now time to start the search for your new home!
