Questions Applicants Often Ask - And Our Answers.

Do I have to complete any forms?
A
Yes - we have an application form, which ALL applicants must complete and sign, before we can proceed with any tenancy and provide proof of current address*
Q
How many people can jointly apply for one property?
A
Four sharers are the maximum permitted.

Do I need references
A
Yes - before we can consider an application we will tell you our reference and credit requirements. Please note, the landlord does not bind himself to accept any application

I am entering the country to work Do I still need to be Credit Checked ?
A
Yes - before we can consider an application we will require you to complete A credit reference, for non British Nationals it can sometimes prove difficult
Q
Will there be any restrictions on the property?
A
This will depend on the property. There may be restrictions concerning smokers ,children, pets and sharers etc.

If my application is successful , how much do I pay?
A
You will be required to pay 6 weeks rent as a dilapidation deposit, plus the first month's rent

What is a Delapidation Deposit?
A
This is your deposit which is paid by you , the Tenant against any possible damages / dilapidations that may occur to the property and need to be re-instated prior to the property being re-let.

When do I pay the Delapidation Deposit ?
A
The deposit is paid on the day you move in, when you sign the Tenancy Agreement.

When is the Delapidation Deposit returned?
A
Returned at the end of the tenancy less any deductions as necessary if any for dilapidations.

Am I committed to a Fixed Term?
A
Yes - Tenancies are usually for a minimum of 6 months and you are committed to paying the rent for the full term and to meet all the obligations as set out in the Tenancy Agreement.

What does 'Jointly & Severally' mean?
A
This occurs when there is more than one Tenant to the Agreement. Then all Tenants are ' jointly and severally' liable. This means that each Tenant can be held responsible for the whole agreement, not just a share - so be sure about the people you intend to share with.

Who will manage the property after it is let?
A
This will depend on the landlord, and the service chosen. We will inform you of the management arrangements before we finalise the Tenancy.
Q
Who pays for the utilities, services and TV licence?
A
Gas, electric ,telephone ,Council Tax bills , TV licence are all the responsibility of the Tenant. Responsibility for the water rates will vary , regionally and you should seek clarification from your local office before applying.
