    A regulated agent can legally hold deposits on behalf of Tenants.

    A Regulated Agent will be "Bonded" which means the company pays a Insurance to cover the deposits and rent, should the company cease trading, the professional body will protect the Landlord and Tenants interests.

    WHAT DOES THIS MEAN TO ME, THE LANDLORD?

    If your agent goes out of business what happens to the deposit when the tenant wants to leave? If the Agent was unregulated legally YOU THE LANDLORD will have to re-imburse the deposit to the Tenant if the Tenancy Agreement reflects a deposit was taken. YOU THE LANDLORD will then need to pursue the Agent for the deposit.

  • What experience and training do the staff have?

  • Do the Agency attend regular ARLA meetings? which keep its members informed of important changes regarding residential letting .

With the increasing demands being made on the residential letting industry by the Government it is important the Agency instructed are aware of changes in the Law.

The majority of financial institutions will expect a regulated agent to handle any property with a Buy to Let mortgage.
